After The Bristol which spearheaded the movement of ultra-luxury living in West Palm Beach, La Clara came offering luxury condos overlooking the Intracoastal and Forte will round out the first phase of new residential development in West Palm Beach on South Flagler. The next phase under construction already on North Flagler is Alba and Olara. And the newest phase of residential towers announced includes South Flagler House, Shorecrest, Mr. C Residences and Ritz Carlton Residences. Just north of West Palm Beach there are the following developments coming: Ritz Carlton Palm Beach Gardens, Nautilus 220 Riviera Beach and Forte Luxe Jupiter. And south of West Palm Beach, Rosewood Hillsboro Residences are coming along with Waldorf Astoria Residences Pompano Beach.

Downtown developments

Mr. C Hotel & Residences

Mr. C Hotel & Residences

Mr. C Hotel & Residences will be the first branded luxury development in West Palm Beach. It is being developed by Terra Group. It is an idyllic concept for Palm Beachers infusing old world elegance and Italian style with a modern twist. It will be a 27-story, 146-unit tower on Lakeview Avenue in downtown West Palm Beach offering one to four bedrooms. This will be the Cipriani brothers, fourth generation, Ignazio and Maggio’s first project in Palm Beach County. Their first was a successful sellout in Coconut Grove, Florida.

Owners on select floors will have the option of participating in the property’s hotel rental program. The hotel will have 110 rooms. Award-winning Arquitectonica will be designing the building. Amenities include a Bellini restaurant, Bellini Private Members Club, rooftop pool, spa, fitness center, yoga room, pilates & peloton studios, billiards room, outdoor cinema, co-working center, BBQ and dog run. Prices start at $1.5 million. Ready Q4 2026.

The Laurel

The Laurel

The Laurel, in downtown West Palm Beach located in the heart of The Square on Hibiscus Street and Rosemary Avenue, is a 21-story tower with 322 rental apartments with a new class of high-design with over 38,000 square feet of amenities. It was developed by Related Companies/Related Southeast. There is a golf simulator, outdoor fitness pavilion, pilates studio, fitness center, game lounge, library, billiards lounge, screening room, private dining room, outdoor bar and grill, children’s playroom, pool, plus hot and cold plunges. It offers one, two and three-bedroom furnished and unfurnished apartments for rent. Prices start at $3400 per month. Penthouses start at $9600 per month. Opened from May 2024.

South Flagler developments

South Flagler House

South Flagler House overlooking the Intracoastal will display neo-classic grandeur designed by globally renowned, Robert A.M. Stern Architects in the style reminiscent of old-world Palm Beach. There will be two 28-story towers, with a total of 106 residences developed by Related Companies/Related Southeast.  The Lake Tower will have 41 residences and the Park Tower will have 56 residences plus 9 garden residences along the park. The residences will be expansive ranging from two to five bedrooms and penthouses up to 7 bedrooms.

Amenities will be diverse, offering the best of the best of private clubs. Sports and Fitness amenities include a pickleball court, sports lounge, golf simulator, state-of-the-art fitness center, pilates studio, golf simulator lounge, outdoor recreation lawn area, flexible fitness studio and outdoor lawn for high-intensity interval training and yoga. Swim and Spa amenities include a 25-meter lap pool, private cabanas, hot tub, salon and spas that feature vitality pools, ice plunges, steam, sauna, treatment rooms.

Social and Entertaining amenities include indoor and outdoor lounges, event rooms with catering kitchen, indoor dining room, private dining rooms, cocktail lounge, outdoor dining patio, wine cellar dining room, library, media room, card game room, and games room which includes ping pong, billiards and foosball. Business amenities include a business center, private offices, conference rooms, outdoor meeting spaces and co-working spaces. North Flagler developments

Ritz Carlton West Palm Beach

Ritz Carlton West Palm Beach

Ritz Carlton West Palm Beach will be the first hotel branded residential development coming to West Palm Beach by Related Group. This 28-story, 144 unit building opposite the Intracoastal is being created by design luminaries, Arquitectonica and Rockwell Group. It will be a stand-alone residential building offering all the legendary services customers expect from the Ritz Carlton brand. Amenities will include a 24-hour concierge, spa, pool, fitness facility, adult game room, children’s playroom, conference meeting room, golf simulator, summer kitchens and two guest suites. Prices start at $2.5 million. Ready 2027.

Shorecrest

Shorecrest

Shorecrest will be a pedigreed residential building on Norh Flagler facing the Intracoastal waterway with one to four bedrooms offering white glove service. It will have a unique curvilinear façade with a dramatic mosaic design on the façade. It is being developed by Related Companies/Related Southeast which are also building some of the best new commercial buildings in West Palm Beach. Related Management, widely considered the leader in luxury residential property management, will be managing the building.

Related Life will provide exclusive lifestyle programming for residents reminiscent of that of private clubs. The 6th floor club level will include a wide array of amenities including a private dining room, catering kitchen, cocktail lounge, café, co-working lounge & executive meeting suites, spa, fitness center, yoga studio, golf simulator, game room, screening room, and children’s playroom. The rooftop will have a 50-foot pool and large sundeck with spectacular views. Prices start at $1.3 million to $10.5 million. Ready Q1 2028.

Olara

Olara

Olara will be a 26-story project with two towers on North Flagler overlooking the Intracoastal, just below Curry Park. It will be a combination of 275 residences and 170 rental apartments with two to four bedrooms. It is being developed by Savannah. There will be a massive 80,000 square feet amenities deck along with a private marina. A gourmet market selling organic foods and flowers plus a renowned LA restauranteur will be on-site. Residents will have access to a house car and a house yacht available for local trips. Prices from $2 million to $10 million. Ready Q4 2026.

Alba

Alba

Alba on the north end of North Flagler in a residential neighborhood will be located directly on the Intracoastal with its own marina, boat slips and direct access to water sports. It is being developed by BGI Companies and Blue Road. There will be a collection of only 55 units ranging from two to four bedrooms, and four townhouses plus penthouses. Residences will have oversized glass terraces with outdoor summer kitchens and amazing panoramic water views over the Intracoastal to the ocean.

Amenities will include sunrise and sunset pools, fitness center, bocce court, spa, screening room, art & relaxation garden, Zoom rooms, private dining room, wine storage and dog spa. Prices from $3 million for condos, $20 million for townhouses, penthouses $25 million. Ready Q4 2025.

Apogee

Apogee on upper North Flagler will be a 25-story, 46-unit tower, temporarily on hold while rezoning is approved. The first Apogee was built in South Beach along South Pointe Drive as an exclusive enclave by Related Group.

In summary, West Palm Beach is one of the brightest stars on the development front in America besides Miami. West Palm Beach is attracting a slew of citizens and corporations moving there which has triggered the development boom for both residential and commercial buildings. Palm Beach County offers a more refined lifestyle with a clubby atmosphere. However, it is rapidly changing with its new inhabitants coming from NYC, Chicago and even Miamians bringing a touch of their sexier, slicker vibe.
